For buyers

Buy a home in Philadelphia.

One agent from first showing to keys. Here’s how it works, what it costs, and the answers most buyers want before they pick up the phone.

The process, start to close.

01

Get preapproved

Know your budget before you tour. I’ll connect you with local lenders, and a preapproval letter makes your offer one sellers take seriously.

02

Sign a buyer agreement

Before we tour together, a written buyer agreement is required. It spells out what I do for you and how I’m paid, in plain language, and I’ll walk you through every line.

03

Tour homes

We see the homes worth seeing and I give you my honest take on each one, from the block to the basement.

04

Make the offer

Price, terms, and timing built around what the seller actually cares about. The cleanest offer often beats the highest one.

05

Inspection and appraisal

I manage the deadlines, the negotiations, and the repair requests so you stay in control.

06

Closing day

Signatures, keys, done. And I’m still a call away after you move in.

KEYS

What buying actually costs.

Earnest money
A deposit that shows you’re serious and counts toward what you pay at closing.
Inspection
A few hundred dollars, the best money you’ll spend. Costs vary with the home and inspection scope.
Appraisal
Ordered by your lender, protects you from overpaying.
Closing costs and transfer tax
Pennsylvania and Philadelphia charge a realty transfer tax that’s usually split between buyer and seller; your lender and title company give you exact numbers up front.
